Welcome to the Palma Sola Trace Community

Built on the site of the former Palma Sola Trace Golf course, our deed restricted community is made up of three neighborhoods. There are 272 condos, 148 single family homes, and 126 villas. Each neighborhood is unique, but we are all part of the Palma Sola Trace community.

As the residents of a deed restricted community, we have an obligation to uphold the covenants of the community which in turn protects our property values and contributes to the overall enjoyment of our community by all residents. However, new (and existing) residents may find the documents a bit daunting when looking for specific topics.

This guide is intended to provide a quick overview of the more common questions or issues raised by residents. Please review your documents for details regarding these issues, or other issues not addressed in this brief summary. All the documents are available on the respective community websites.

This overview is a brief recap of some of the regulations applying to our community and is not intended to be a full accounting of the Declarations of Covenants, Conditions, Restrictions and Easements.

There is a separate guide for each neighborhood that provides more information on how to contact resources that may be of interest to you.

Please note that in 2021 Palma Sola Trace will have high speed fiber optic service to every home provided by OpticalTel. The TV service, internet service, and equipment rental will be at the bulk rate of approximately $57.00 a month plus taxes and fees and will be included as part of the required quarterly HOA maintenance fee. Service is also available from Spectrum and Frontier (depends on the address) at retail prices.


Association Responsibilities:

(Owners should contact their individual community website for work orders and specific rules)

CDD (Community Development District): Palma Sola Trace CDD.org

Responsible for the ponds, Palma Sola Creek, streetlights and the two emergency vehicle and the two pedestrian gates.

Master HOA (Homeowners Association): PSTHOA.com

Responsible for the Common Areas not controlled by the CDD: the pool, clubhouse, perimeter fence, and all landscaping other than villa and condo areas. It is not responsible for building maintenance of condos, single family homes, or villas.

Condo HOA: PSTCondos.com

Responsible for the condo buildings and common areas such as balconies, driveways and the trash compactor. The Condo HOA Is also responsible for landscaping in the condo areas.

Single Family Homes: PSTHOA.com

There is no separate association for single family homes. They are part of the Master HOA. No maintenance for homes/structures is provided for single family homes.

Villas HOA: Palma Sola Trace.org

Responsible for portions of the building structures, driveways, common villa areas, pest control and landscaping in the villa area,

Postings for the Board Meetings:

Board Meetings for the Master Association, Condo Association, and Villa Association are posted in the clubhouse or on the bulletin board at the neighborhood mail kiosks. Meetings will also be posted on the respective websites for each of the three communities.

Newsletter:

To subscribe to the PST monthly community electronic newsletter send an email with your full name and address to pstnewsletter@hotmail.com. The newsletter contains a wealth of information on Palma Sola Trace activities, updates on the Board meetings, important information for residents, a community calendar, etc.

Residential Buildings Maintenance

Homes in all neighborhoods must be maintained to a community wide standard. The exterior of all homes must be clean, attractive, and tidy.

Exterior alterations:

All alterations to the exterior of your home must be approved by the Design Review Committee (single family homes) or the Architectural Control Committee (villas). This includes changes in landscaping.

Exterior alterations are not permitted in condo buildings. Interior alterations in the condos must be approved prior to starting any work. Applications are available through the management company.

Information on applying for alterations can be found on the respective websites. (Master for condos and single family homes, villa website for villas).

Leasing /Rentals

Single family homes and villas can be leased for a minimum of one year. No portion of a home, such as a single room. may be leased.

Condos may be leased for a minimum of three months, but not more than three times per year.

Business Use – Business use is limited to businesses which are not apparent and don’t involve an increase in people coming and going.

Holiday Decorating

Holiday Decorating – Seasonal lighting can be displayed between Thanksgiving and January 10th.

Signage

Signs are limited to those displayed by Realtor and must be in the approved format. Other signs must be approved by the DRC or the AOC (villas).

Irrigation Systems

Irrigation water is included in the HOA maintenance fees. Needed irrigation repairs should be reported to the management company for your neighborhood. Controllers are to be adjusted only by the landscaping contractor.

Tag Sales

Frequent tag sales create additional traffic and often a nuisance. We hold two community wide tag sales each year. Individual tag safes are not permitted.

Vehicles

Vehicles should be parked so they don’t block driveways. mailboxes or sidewalks.  They should not be parked on the grass or facing in the opposite direction of the traffic flow. No commercial vehicles, boats, or RV’s are permitted except for a limited amount of time. Remember, these are city streets and subject to ticketing. Condo guest parking spaces are for use by the condo residents and their guests only.

Trash/Recycling

Trash is picked up by the City of Bradenton on Monday and Thursday for the single-family homes and villas. Trash bins can be placed at the curb at dusk the night before and bins must be returned to the garage by 1:59 PM on the day of collection. Recycling is picked up on Monday. The condos have a dumpster and a recycling area that are for their exclusive use.

Pets

We are a pet friendly community. However, dogs must be leashed and under their owner’s control at all times. Pet waste must be picked up and disposed of property.

Amenities

Pool – The Pool is open from dawn to dusk and is for the exclusive use of residents and their guests. Posted rules must be followed.

Fitness Room – The fitness room is open from 5:00 AM until 10:00 PM. Rules are posted.

Clubhouse – The clubhouse is open from 5:00 AM until 10:00 PM for residents and their guests. Any group wishing to reserve the community room should contact the management company.

Guests – There is a limit of four quests per household for use of the amenities and they must be accompanied by a resident.
